Commercial Property Tax in Pune: How It’s Calculated in 2026

Planning to buy or rent an office in Pune? Then you have probably asked this: how is commercial property tax in Pune worked out, and who has to pay it?

Here is the short answer. The Pune Municipal Corporation (PMC) looks at your carpet area, the type of use, the ready reckoner value and the type of construction. It then sends a yearly bill that you pay in two half-year parts. Offices and shops are taxed as non-residential property.

This guide is for business owners, SMEs, company teams and investors who plan to buy commercial space. We checked PMC’s official property tax site and recent news in October 2026.

What Is Commercial Property Tax in Pune?

It is a yearly tax that the owner or user of a non-residential building pays to the local civic body. The money goes to city services such as roads, water and waste. In most of Pune city, that body is PMC. In Pimpri-Chinchwad, it is PCMC.

PMC’s site lists office buildings, shops, godowns, factories and open plots as taxable. The person who owns or holds the property has to pay.

How Is Commercial Property Tax in Pune Calculated?

PMC’s own FAQ names four things: carpet area, type of property, the ready reckoner rate and the type of construction. A bigger space, in a costlier zone, used for business, will usually pay more.

Factor

What it means

What it means for an office

Carpet area

Usable floor area inside the walls. PMC says it assesses on carpet area.

More area means a higher tax.

Type of property

Residential, non-residential, mixed, industrial or open land.

Offices and shops are non-residential. This is generally taxed higher than a self-occupied home.

Ready reckoner rate

The government’s value rate for your zone.

A costlier zone raises the value used.

Type of construction

RCC, simple construction or shed.

Most modern office buildings are RCC.

Some guides also list the age of the building and the floor level. These can change the final number, so use the PMC calculator for your own case.

Why do online guides show different formulas and rates?

Some pages say PMC uses a capital value method. Others say rateable value. The rates they quote also vary a lot. We could not match any of them to one official rate table.

So we do not give a fixed percentage here. Please do not plan your budget on a rate from a random page.

How to estimate your tax in four steps

1. Note the exact carpet area and zone from your agreement.

2. Enter the area, use type, construction type and age in the PMC online calculator.
3. For an existing office, compare the result with the last bill. You can download it with the Property ID.
4. For a new project, ask the seller for the assessed tax on a similar unit. A first assessment can differ from an estimate.
What Else Is on the Bill?

Your bill has more than one line. PMC’s FAQ talks about municipal tax, water tax and government taxes, such as education cess and employment guarantee tax.

Early-payment rebates apply only to the general tax part. Ask for a full breakdown, so you know what each line is.

Due Dates, Rebates and Penalties

PMC splits the year into two halves. These dates come from PMC’s FAQ page, so please check the notice for the current year.

Half

Period

Key date

Late penalty

First half

1 April to 30 September

31 May for the rebate

2% a month from 1 July

Second half

1 October to 31 March

31 December

2% a month from 1 January

Here is a simple example. If a half-year bill of ₹1,00,000 is paid late, the penalty is ₹2,000 for each month of delay.

PMC gives 5% or 10% off the general tax if you pay the full year by 31 May. But the rule is written for residential properties and plots registered as residential. The 40% discount for self-occupied homes, and the solar, rainwater and vermiculture rebates, are also for homes. Do not count on them for an office. Ask your ward office if your case qualifies.

Did Commercial Property Tax in Pune Change in 2026?

As far as we could find, no rate hike took effect. PMC’s administration first proposed a 10% rise for 2026–27, then cut it to 5%. On 19 February 2026, the PMC General Body turned down the 5% plan. The last hike was 11% in 2016.

Reports say PCMC also kept its rates unchanged for 2026–27. Please confirm this on the PCMC portal. Rates can change with each budget, so check before you pay.

PMC or PCMC: Which One Bills Your Office?

Areas inside PMC limits, such as Shivajinagar, Bund Garden, Baner and Mundhwa, pay PMC. Pimpri-Chinchwad areas such as Wakad pay PCMC. Areas on the edge of the city, such as Wagholi, may sit under a different local body.

Always ask which body will bill your building before you sign. The rules, forms and rates are not the same.

Who Pays When the Office Is Leased?

The civic body bills the owner or the person in possession. In a lease, your agreement decides who bears the cost. Some landlords pay it themselves. Others pass it on to the occupier.

Write this down, along with how any future rise will be shared. If you buy instead, treat the tax as a yearly ownership cost. Add it to maintenance and parking when you compare buying with leasing.

Mistakes That Can Raise Your Bill
  • Unapproved construction: PMC says tax can be charged at two times under Section 267A of the Maharashtra Municipal Corporations Act.
  • Adding space and not telling PMC: New area is taxed at the current year’s rate, not the old one.
  • Changing use without permission: A home turned into an office is taxed at the current non-residential rate. Without a completion certificate, the double tax can apply.
  • Late information: PMC asks owners to inform it within 15 days of completion or first use.
  • Partial online payment: The online system takes full payment only. Part payments go through ward offices or listed banks.
Checklist: What to Check Before You Buy or Rent
5. Ask for the latest tax bill and receipt, and check for pending dues.
6. Match the Property ID and owner name on the bill with the agreement.
7. Check that the building has an occupancy or completion certificate and an approved plan. PMC asks for these papers at assessment.
8. Find out which civic body will bill the building.
9. Compare the carpet area in your agreement with the tax record.
10. Agree in writing who pays the tax and any increase.
11. Add the tax to your yearly cost, together with rent or loan, maintenance and parking.
How to Choose the Right Office Building in Pune

Tax is only one part of what an office costs. A clean paper trail makes assessment simple. Look for approvals, a completion certificate and a clear MahaRERA registration. Then check location, staff access, parking, power backup and room to grow.

Amar Builders has several office projects in Pune that you can compare on these points:

  • AP4 Tech Park in Wagholi is IGBC pre-certified Platinum and WiredScore Platinum rated (MahaRERA No. P52100050630). Because Wagholi is on the city’s edge, confirm the billing body during your site visit.
  • Amar Summit at Ganeshkhind, Shivajinagar, is IGBC pre-certified Platinum (MahaRERA No. P52100049728).
  • AP81 is in Mundhwa, on the eastern side of the city.

The team also offers leasing and resale support. Offices at AP4 start from 20,000 sq ft, so these suit larger teams. Whatever you pick, ask for the tax position of the exact unit.
